DFW Park 161 is a joint venture between Invesco Real Estate, the global real estate investment business of Invesco Ltd., and Perot Development Company, with First United Bank providing financing support. Halff Associates is the project architect and civil engineer, and Peinado Construction is the general contractor.
The site for DFW Park 161 consists of approximately 196.36 gross acres in the City of Irving. Although the property resides in the City of Irving, it is owned by DFW Airport and the Cities of Dallas and Fort Worth, and the DFW Airport Board has complete jurisdiction over the planning and development of the property. The land is planned for commercial industrial development following the development of the International Commerce Park located on the south side of LBJ Freeway.
The DFW Park 161 land will continue DFW’s successful development program attracting tenants and major Fortune 500 corporations wanting to locate adjacent to DFW Airport, the economic engine for the North Texas region.
DFW Park 161 required approximately $25 million in infrastructure development and installation. This included roadways, bridges, retaining walls, electrical power grid, water lines, drainage and waste management. Moreover, besides the location, sheer size and well-known branded tenants, what makes DFW Park 161 stand out is its open spaces. According to the Environmental Protection Agency, the property contains two areas with waters of the U.S., which is a threshold term to describe federal jurisdiction under the Clean Water Act. This provides open green spaces not typically seen in such developments.
